In 1994 WAI was retained by Metrus Developments to create a design vision for the Beach Community an 86-acre infill development, located in the heart of the Toronto Eastern Beaches, on the former site of the (Old) Woodbine Racetrack. The vision WAI developed included concepts for mixing housing types and ownership options, design concepts for five new city blocks of mixed-use buildings along Queen Street, and concept designs for special multi-unit buildings overlooking Lake Ontario. These concepts captured the character and feel of the existing Beach neighbourhood while providing new housing opportunities by extending the residential fabric of the existing Beaches neighbourhoods. WAI also provided detailed designs for special townhouse units overlooking Lake Ontario often referred to as Toronto’s “Painted Ladies.” In addition to providing the design vision for the community WAI also prepared Architectural Design Guidelines for the community and acted as the control architect for the privately administered design review process working closely with the builders, Metrus Developments, and the City of Toronto.
